We will add a dated article when CREB releases each month's verified package. The latest report may be published in the following calendar month: for example, September data arrived on October 1. The month in the title is the month of market activity, not the publication month.
How to read the Calgary numbers
Sales count completed MLS transactions in the period. New listings are homes newly offered for sale, while inventory is the active selection at month end. Months of supply compares inventory with the current sales pace; it is a market indicator, not a prediction of how long a particular home will take to sell. The benchmark price tracks a representative home with consistent attributes. It differs from the average or median transaction price and from a property appraisal.
Calgary's detached, semi-detached, row and apartment segments can move in different directions. Compare the same property type, price band and area. A citywide benchmark cannot tell you what one house in Signal Hill or Arbour Lake should sell for. For a decision, review the newest sold comparables, active competition, condition and location.
For buyers, sellers and relocating families
Buyers should use the report to understand choice and negotiating context, then evaluate actual homes. Sellers should price against nearby alternatives, not a broad annual percentage. Families choosing a rental before buying should confirm school designation and program admission for both specific addresses with the school authority; boundaries can differ from community names and can change.
