How did Airdrie property types differ in October?

CREB® reported that year-to-date prices were nearly 5% lower across all property types. The largest year-to-date sales declines were in row and semi-detached homes. Detached homes had an October benchmark price of $587,300, about 20% below Calgary’s detached benchmark of $735,100.

The citywide benchmark combines different property types, so it should not be used as a direct estimate for a specific home. Detached, semi-detached, row and apartment properties can move differently because their supply, buyer pool, condition and location are different.

What do these numbers mean for Airdrie buyers?

Four months of supply means buyers should compare recent sales for the same property type and area, while also accounting for competing new construction. Confirm inclusions, possession timing, inspection needs and any condominium documents before removing conditions.

What do these numbers mean for Airdrie sellers?

Sellers should compare their home with recent Airdrie sales in the same property category. CREB® noted that competing new-home supply continued to influence the resale market, so current condition, builder incentives and possession dates can affect pricing strategy.
