Calgary Real Estate Market Report — August 2026
Sales slowed, but detached homes and apartments faced very different conditions.
Calgary recorded 1,660 residential sales in August 2026, 16.4% fewer than a year earlier. New listings declined to 3,141, yet the slower sales pace left 3.92 months of supply. The total residential benchmark price was $569,800, down 1.1% year over year. These citywide figures do not describe every neighbourhood or property type.

Detached and apartment markets diverged
Detached homes recorded 875 sales and 3.39 months of supply. Their benchmark price was $744,300, down 1.1% year over year. Apartments had 333 sales and 5.68 months of supply, with a $295,400 benchmark price, down 8.2%. Row homes had 284 sales, 3.85 months of supply and a $415,200 benchmark, down 5.4%. Semi-detached homes had 168 sales, 3.30 months of supply and a $690,500 benchmark, up about 1.0%.
That spread matters more than a single citywide label. Months of supply is a broad measure; it does not guarantee a discount or predict one home's sale price.
What buyers and sellers can take from this
Apartment buyers can compare several current listings and recent sales, then examine condo fees, reserve-fund information and total carrying costs. Detached buyers should focus on the exact district and price band. Calgary's citywide average is a weak guide to an offer on a particular home.
Sellers should price against the alternatives buyers can visit now and recent comparable sales. The average sale price rose while the benchmark fell, reflecting a change in the mix of transactions; it does not mean the typical home gained value. Presentation and launch price deserve particular attention where supply is higher.
Jot's perspective
I would start with the property type, price range, part of Calgary and direct competition before calling this a buyer's or seller's market. Send me your community and home details if you want a current, property-specific comparison.
