How did Calgary property types differ in October?

  • Detached: 847 sales, 2,832 listings in inventory, 3.34 months of supply and a $735,100 benchmark price, down 0.72% from October 2025.

  • Semi-detached: 184 sales, 581 listings in inventory, 3.16 months of supply and a $685,200 benchmark price, up 0.78% year over year.

  • Row: 241 sales, 1,069 listings in inventory, 4.44 months of supply and a $407,500 benchmark price, down 5.12% year over year.

  • Apartment: 320 sales, 1,691 listings in inventory, 5.28 months of supply and a $288,800 benchmark price, down 7.94% year over year.

These figures show why a citywide headline does not describe every buyer or seller. Apartment and row-home inventory was higher relative to sales, while detached and semi-detached conditions were tighter. Property type, price range, location and condition still determine the practical negotiating environment.

What do these numbers mean for Calgary buyers?

Buyers had more choice in row and apartment segments than in the lower-supply detached and semi-detached segments. Compare recent sales for the same property type and community, confirm condominium documents where applicable, and keep financing and inspection conditions aligned with the property.

What do these numbers mean for Calgary sellers?

Sellers should price from current comparable sales rather than the citywide average or benchmark alone. The wider supply and larger year-over-year benchmark declines in the row and apartment segments make property-specific preparation and pricing especially important.
