September 2026 data, released October 1, 2026. Calgary's market kept splitting by property type. CREB reported 1,650 sales, 3,354 new listings and 6,486 homes in inventory. The citywide benchmark price was $566,700, down 0.82% from September 2025. The 3.93 months of supply points to more choice than the exceptionally tight conditions of earlier years, but an average can hide very different experiences.

Calgary September 2026 at a glance

  • Sales: 1,650

  • New listings: 3,354

  • Inventory: 6,486

  • Months of supply: 3.93

  • Composite benchmark: $566,700 (down 0.82% year over year)

  • Average days on market: 44

Detached and apartment markets tell different stories

Detached homes recorded 896 sales, 2,968 active listings and 3.31 months of supply. Their benchmark price was $739,400, down 0.95% year over year. Apartment condominiums recorded 343 sales, 1,816 active listings and 5.29 months of supply; the benchmark was $291,400, down 8.28% year over year. CREB's release described detached sales as improving from last year while apartment sales were lower. A buyer or seller should compare the same property type and nearby competing homes rather than applying the citywide average to one address.

What this means for a Calgary move

Buyers can use the extra selection to compare condition, location, fees and possession timing. Sellers need a price that reflects recent sold comparables and the active alternatives in their segment. The benchmark is a standardized market measure, not an appraisal or the likely sale price of an individual property. A detached house in one northwest community and a downtown apartment may face entirely different competition.

For a purchase or sale plan, I would review your price band, community, property condition and the newest comparable sales before making an offer or setting an asking price. If you are relocating, that also means checking school designations directly with the school board for the specific rental and future purchase addresses.
