Airdrie September 2026 at a glance

  • Sales: 115

  • New listings: 213

  • Sales-to-new-listings ratio: 54%

  • Inventory: 480

  • Months of supply: 4.17

  • Benchmark price: $505,800

What the numbers mean

More active homes give buyers a useful set of alternatives. Sellers face competition from resale properties and, in some areas, new construction. Compare price, lot, layout, upgrades, possession date and any builder incentives on their actual terms. A headline incentive is not automatically equivalent to a lower sale price.

The benchmark tracks a representative home over time; it is not an average transaction price or a specific home's value. CREB's report also lists an average price of $522,989 and a median price of $505,000 for September. Those measures answer different questions, so I use recent sold comparables in the same property type and community for an individual pricing decision.

Planning a purchase or sale in Airdrie

If you are buying, compare resale and new construction alongside commute, schools, future development and total carrying costs. If you are selling, review current competing inventory and recent sales in your community before choosing a list price. Month-to-month shifts can be noisy in a smaller market; look at several months and your specific segment.
