Strong Schools and Spacious Detached Homes: Where to Look Under $800K in Calgary

Strong schools. A big detached house. A neighbourhood that works for everyday family life.

Can you find that combination in Calgary without spending $800,000?

There are promising places to look—but the answer depends on what you mean by “big,” which school your child can actually attend, and which home features you can compromise on.

The short answer: Among the areas reviewed, Evergreen had several useful examples of approximately 2,000–2,100-square-foot detached homes with finished basements below $800,000. Arbour Lake and Citadel offered other family-sized options below that budget. Mahogany provided an example above 2,200 square feet below $800,000, but with an unfinished basement. These are August 30, 2026 asking-price examples—not a live availability list or a citywide affordability ranking.

The important distinction: this shortlist identifies places to investigate. It does not establish that every example home is assigned to a particular school, or that a school has a place available.

Start with the school zone—not just the neighbourhood name

A school does not need to sit inside the same community as your home to be the designated school. Conversely, the school closest to the house may not be the one your child is assigned to.

CBE’s address search identifies regular-program designations and lets families explore alternative programs. Check the exact address, grade, program and intended school year—not only a community name. CBE Find a School

This guide focuses on Calgary Board of Education public-school options. It is not a comprehensive comparison of Calgary Catholic, charter, independent or Francophone schools.

When assessing a school, consider the child’s learning needs, available support, teaching approach, extracurricular interests and daily journey alongside academic information. An elementary-school or middle-school result does not establish the quality of an entire K–12 pathway.

For context, the August 2026 FamilyRoost comparison placed Marshall Springs, Arbour Lake, Lakeshore and William D. Pratt in its “Strong” tier, and Twelve Mile Coulee in its “Very Strong” tier. Those are FamilyRoost’s third-party classifications, not CBE ratings. The source also explains that missing comparable data can leave a school unrated; that does not mean it is a weaker school. Define the home before comparing the price

For this search, the ideal specification is:

  • A detached house—not a duplex or townhouse.

  • At least three above-grade bedrooms and 2.5 bathrooms.

  • At least 2,200 square feet above grade.

  • A finished basement.

  • A front double attached garage.

  • An asking price strictly below $800,000.

That is a more demanding search than “a large family home under $800K.” A 2,050-square-foot home with a finished basement may provide plenty of usable space, but it is not a 2,200-square-foot above-grade match. Likewise, $800,000 is at the ceiling—not below it.

Keep basement area separate from above-grade measurements. Confirm full versus half bathrooms, bedroom locations, garage capacity and front access in the property documents and viewing. A listing’s “attached garage” field alone does not verify every garage requirement.

1. Evergreen: useful evidence for space plus a finished basement

Evergreen is a worthwhile starting point if the priority is usable family space within a firm budget.

The August 30 sample included 212 Everbrook Way SW, advertised at $779,900, with 2,104 square feet, three above-grade bedrooms plus one below grade, 3.5 bathrooms, a finished basement and a double attached garage. This is a smaller-home compromise, not a full match to the 2,200-square-foot specification. REALTOR.ca example

Another example, 575 Evergreen Circle SW, was advertised at $799,000 with 2,369 square feet, three bedrooms, 2.5 bathrooms and a double attached garage—but an unfinished basement. It illustrates the basement-finish compromise. REALTOR.ca example

Neither example is certified here as having a particular school assignment or meeting the front-garage requirement. Marshall Springs is a school to investigate when reviewing relevant addresses, not an attendance promise attached to either listing.

My take: compare the floor plan and total usable space before rejecting a home solely because it falls slightly short of an above-grade target. Keep the budget fixed if that is what your family needs; a larger mortgage is not automatically the better decision.

2. Arbour Lake and Citadel: northwest alternatives worth comparing

These communities belong on a northwest shortlist, but they should not be treated as sharing one identical school pathway.

The August 30 sample included 151 Arbour Butte Road NW at $749,800 and 1,872 square feet, and 207 Citadel Peak Circle NW at $725,000 and 1,963 square feet. Citadel also had a 2,106-square-foot example at $759,900. These establish asking-price and size examples, not complete matches to every requested feature. Arbour Lake School’s third-party performance indicator makes it worth investigating for eligible addresses. However, elementary and high-school designations must be checked separately; do not assume a Citadel Park–Arbour Lake–Robert Thirsk sequence applies to the whole search area.

My take: this is a useful comparison if a northwest location matters more than reaching exactly 2,200 square feet. Test the actual commute, school route and access to amenities from the individual property.

3. Mahogany: more above-grade space, with a major school-placement check

Mahogany’s sample illustrates why the basement requirement matters.

45 Mahogany Terrace SE was advertised at $759,500, with 2,264 square feet, three bedrooms, 2.5 bathrooms and a double attached garage. Its basement was unfinished. That makes it a basement-finish compromise, not a complete match. REALTOR.ca example

For comparison only, 367 Mahogany Terrace SE was recorded at exactly $800,000, with 2,275 square feet, three above-grade bedrooms plus one below grade, 3.5 bathrooms, a finished basement and a double attached garage. Mahogany School, Lakeshore School and Joane Cardinal-Schubert High School require particular attention to enrolment capacity. CBE lists these schools among those with programs in lottery, and Lakeshore’s 2026–27 notice confirms lottery/overflow arrangements. A designated pathway is not the same as confirmed placement. My take: investigate Mahogany if above-grade space is important and you can consider an unfinished basement. If staying in a specific school is non-negotiable, confirm the placement position before committing to a rental or purchase.

School-led watchlist: useful alternatives, not proven full matches

Tuscany and Scenic Acres: Twelve Mile Coulee’s third-party indicator provides a reason to investigate eligible addresses. This article does not establish a complete below-$800K property match in either community. Keep them in the comparison if the school fit outweighs a size or condition compromise.

Royal Oak and Rocky Ridge: William D. Pratt is worth reviewing for relevant addresses. Its official registration information lists Royal Oak, Rocky Ridge and Glacier Ridge and states that the school has closed status. Ask the school how that applies to your circumstances; do not interpret the term as either physical closure or an automatic refusal of every new resident. William D. Pratt registration information

Signal Hill: keep it on a location-led watchlist if west Calgary suits your household. The research presented here does not establish a full 2,200+ square-foot, finished-basement match below $800K, or verify the complete school pathway for a specific house.

Bridlewood and Rockland Park: investigate separately rather than assuming they inherit Evergreen’s or Tuscany’s property values and school assignments. They are additional search areas, not evidence-backed winners in this sample.

TLC and other programs: choose the fit before choosing the address

Traditional Learning Centre, or TLC, is a CBE alternative program extending through Grade 9. It includes structured instruction, homework expectations and a mandatory uniform. Registration is separate from simply selecting a nearby regular-program school. CBE TLC overview

CBE also offers French Immersion, bilingual language programs, Science, Montessori, arts-centred learning, and high-school options such as AP and IB. Entry grades, eligibility and locations differ. These are choices to assess—not automatic upgrades over regular programming. CBE Program Choices

For every option, check application timing, space, transport and whether the teaching approach suits your child. Proximity alone is not admission.

Renting first and buying later? Plan both addresses together

If you are moving to Calgary now and buying in six months, the rental search and purchase search should inform each other.

Start by identifying school options your children could thrive in. Then check whether the surrounding attendance areas contain homes you could realistically buy—not just rentals you can afford today.

Before signing a lease, record:

  • The exact rental address and the school year you are checking.

  • Each child’s grade and chosen program.

  • The designated school and any overflow arrangement.

  • The school’s response about placement and registration.

  • Whether potential purchase addresses have the same designation.

Repeat these checks before buying. A move within the same neighbourhood does not itself guarantee continuity, and attendance boundaries can change. Confirm the implications directly with CBE. Address-based designation tool, CBE overflow information

The goal is to reduce avoidable disruption—not promise that a child will never need to change schools.

Questions families ask

Which area is the most affordable for strong schools and a large detached house?

This sample cannot establish a Calgary-wide winner. Evergreen supplied useful examples of approximately 2,000–2,100-square-foot homes with finished basements below $800K. That makes it a practical starting point, subject to the child’s school needs and the exact address.

Did this research confirm a full match below $800,000?

No. It identified partial property matches below $800K and a larger finished-basement example at exactly $800K. It did not complete the front-garage and address-level school checks needed to certify a full match.

Should I raise my budget to $850,000?

Not automatically. Compare what the additional spending actually buys and whether it is worth the ongoing cost to your household. A larger search budget does not guarantee the school placement or property features you need.

Can a school serve homes in more than one community?

Yes. Use the attendance area for the exact grade and program rather than assuming the school and house must share a neighbourhood name. Equally, do not assume every address in a community shares the same assignment.

Find the right combination—not just the biggest house

The useful question is not “Which neighbourhood is number one?” It is: Which home, school option and monthly commitment work together for your family?
