How Much Does It Cost to Sell a House in Calgary in 2026?
Updated: 5 days ago
Short answer
The cost to sell a Calgary house in 2026 depends on the negotiated brokerage agreement, mortgage terms, legal work, property documentation and preparation. There is no mandatory REALTOR® commission rate. Build a property-specific estimate: expected sale price minus agreed selling costs, mortgage payout and closing adjustments equals approximate net proceeds. Ask for written quotes and a lender payout statement before treating the result as cash available for your next purchase.

Which selling costs should you budget for?
Item | What determines it | Action before listing |
REALTOR® compensation | Negotiated services and brokerage agreement; no prescribed rate | Review the written agreement and what is included |
GST on services | Applicable GST on taxable brokerage and other professional services | Confirm the quoted amount includes or excludes GST |
Legal work | Lawyer’s fee and disbursements depend on title, mortgage discharge and complexity | Obtain a written estimate |
Mortgage payout | Outstanding balance, accrued interest, discharge and possible prepayment charge | Request a date-specific lender payout statement |
Real Property Report | Existing RPR currency, changes and contract requirements; municipal compliance review may apply | Ask your lawyer and surveyor what is needed |
Preparation | Optional staging, cleaning, photography, repairs and landscaping | Price individual choices against likely buyer response |
Moving and overlap | Moving quote, storage or temporary accommodation | Budget for actual dates |
Property-tax adjustment | Proration at closing based on paid/unpaid tax and contract terms | Have lawyer calculate |
Condo documents | For a condominium, document package and related obligations depend on the deal | Check current document costs and timing |
RECA says commission rates are negotiated and set in a written agreement. CRA guidance states a registrant agent charges GST/HST on commission and related taxable services. Selling a used residential home usually involves different GST treatment than the services charged to sell it; ask a tax professional about unusual property circumstances.
How do I estimate net proceeds?
Estimated sale price − estimated selling costs − mortgage payout − closing adjustments = approximate net proceeds. The mortgage payout is debt repayment, not the cost of brokerage service, but it reduces cash released at closing. A possible prepayment penalty belongs in selling costs; the lender, not a generic online percentage, must quote it.
What would three illustrative sales look like?
The table deliberately uses fixed hypothetical service-fee quotes rather than suggesting a customary or mandatory percentage. Assume 5% GST on the hypothetical brokerage fee, $2,000 legal/disbursements, $1,500 RPR/compliance allowance, $3,000 preparation and moving, no mortgage penalty or tax adjustment. Actual agreements and quotes will differ.
Scenario | Sale price | Illustrative brokerage fee + 5% GST | Other assumed costs | Mortgage payout | Approximate proceeds |
A | $600,000 | $15,000 + $750 | $6,500 | $300,000 | $277,750 |
B | $800,000 | $20,000 + $1,000 | $6,500 | $400,000 | $372,500 |
C | $1,000,000 | $25,000 + $1,250 | $6,500 | $500,000 | $467,250 |
In each row, other assumed costs equal $2,000 legal + $1,500 RPR allowance + $3,000 preparation/moving. The examples omit lender penalties, additional liens, condo documents, taxes or repairs beyond the stated allowance. A $5,000 change in any cost changes proceeds by $5,000; a different actual sale price changes the calculation too.
What can surprise a Calgary seller?
An older RPR may not show a changed fence, deck or other improvement, and a Certificate of Compliance is a municipal review of the RPR against land-use rules. A mortgage may carry a penalty when paid before term end; the Financial Consumer Agency of Canada advises checking the lender’s terms. Ask about a portable mortgage before assuming a full discharge. Tax adjustments and possession dates can shift closing cash.
Jot’s take
I prefer preparing a net sheet before setting a list price. I would compare the condition of direct competing listings, identify repairs that remove buyer objections, and get the lender and lawyer numbers early. Spending on every upgrade rarely makes sense; the goal is to know which costs are required, which are optional and how different sale prices change the amount left for the next move.
Questions people ask
Is there a standard Calgary commission? No. Compensation is negotiated in the brokerage agreement.
Does my mortgage balance count as a selling cost? It is a debt payout that reduces proceeds, separate from fees.
Will I always need a new RPR? Contract terms and the currency of your existing report matter. Confirm with your lawyer.
Are net proceeds the same as taxable profit? No. This is closing cash flow, not a tax calculation; obtain professional advice where relevant.
