Calgary vs Airdrie: Which Is Better for Families in 2026?
Updated: 5 days ago
Calgary family budget scenariosShort answer
Calgary offers more neighbourhood types, employment centres, transit choices and established services; Airdrie can appeal to families seeking a smaller-city setting and more new-home alternatives. Neither city is universally better. CREB’s September 2026 total-residential benchmarks were $566,700 in Calgary and $505,800 in Airdrie, but the mix of homes differs. Compare the same property type, actual address, school program and commute before deciding.

What is the housing price difference?
September 2026 CREB measure | Calgary | Airdrie |
Total residential benchmark | $566,700 | $505,800 |
Difference | $60,900 higher than Airdrie | About 10.7% below Calgary on these two benchmark figures |
The arithmetic compares two citywide, unadjusted benchmarks, not identical houses. Airdrie’s price advantage for a particular detached home may be smaller or larger. Compare recent detached sales, size, condition, lot and included upgrades in a matched price bracket. CREB reported four months of supply for Airdrie overall and just under four for Calgary overall in September; conditions vary by type.
How do schools and family amenities compare?
Calgary has public, Catholic and other program choices distributed across a much larger city. CBE designations depend on exact address, grade and program; nearby schools may not be the designated choice. In Airdrie, Rocky View Schools publishes attendance maps and warns that boundaries can change, including newer southwest Airdrie areas. Verify enrollment, transportation and any alternative program with the board before committing to a house.
Calgary offers established libraries, recreation centres, parks and transit corridors across multiple districts. Airdrie’s Genesis Place provides aquatics, arenas, fieldhouse and fitness spaces; the City is planning another multi-use recreation centre in the southwest. Compare the specific facilities near a proposed address and whether a new amenity is operating yet.
Are property taxes lower in Airdrie?
Do not compare tax bills from homes with different assessments. Calgary’s 2026 example totals $4,694.82 on a $706,000 median assessed detached property. Airdrie’s published 2026 example totals $4,227.05 on a $614,000 assessment. Those amounts are not an apples-to-apples rate comparison: assessed values and municipal/provincial components differ. Use each municipality’s estimator on the same proposed assessment and review services and any special charges.
Which city fits different family scenarios?
Family situation | Likely fit to investigate | Main compromise |
Downtown Calgary commuter | Calgary near an efficient route or CTrain station | Often a smaller or older home for the budget |
Work-from-home family | Either; test schools and daily errands | Airdrie still means cross-city trips for some services |
First detached-home buyer | Compare Airdrie and outer Calgary detached sales | A total-residential benchmark does not price a detached house |
Prioritizing newer or larger home | Airdrie and newer Calgary districts | Finishing, landscaping and future amenities vary |
Prioritizing established amenities | Established Calgary and central Airdrie | More variable age, condition and renovations |
Long-term flexibility | Compare transit, employment access and resale alternatives | Future needs and resale conditions are uncertain |
What about commuting and transportation?
A Calgary job does not automatically mean a short Calgary commute: the address and route matter. Airdrie households often rely on a vehicle for Calgary destinations, while Calgary’s CTrain and bus network create more car-light possibilities in some corridors. Test the actual door-to-door trip at the time of day you would travel, including school drop-off, parking and winter variability. Avoid a single citywide drive-time claim.
Jot’s take
When I compare Calgary and Airdrie with a family, I start with a maximum monthly housing and transportation budget, then check school eligibility and the real weekday route. I would put two matched homes side by side, including lot, finish level, taxes, repairs and the second-car question. Airdrie can create more room within some budgets, while Calgary can save travel and broaden neighbourhood choice; the address-level comparison decides.
Questions people ask
Is Airdrie always cheaper? No. The September 2026 overall benchmark was lower, but an individual detached home can cost more than a Calgary alternative.
Will my child attend the closest school? Not necessarily. Confirm the address, grade, program and current board rules.
Does Airdrie have recreation? Yes. Genesis Place is an operating multi-use facility; proposed facilities need a separate completion check.
Should I buy a new home for more space? Compare the full purchase price and finishing, landscaping, possession timing and commute against resale choices.
If you are choosing between Calgary and Airdrie, I can compare a short list of actual homes and address-specific family needs without assuming one city wins.
