Airdrie Real Estate Market Report — August 2026
Supply has stopped climbing for now, but resale homes still face competition from new construction and nearby markets.
Airdrie recorded 137 residential sales and 235 new listings in August 2026. With 517 homes in inventory, the market had 3.77 months of supply. The total residential benchmark price was $508,800, down about 1% from July and more than 4% from August 2025. Those citywide figures call for a careful comparison of individual resale and builder options.

What changed in Airdrie?
CREB reported that sales were lower year over year, contributing to a 13% year-to-date decline through August. New listings were also down about 7% year to date. Slower recent listing growth limited further inventory gains, holding months of supply below four. Even so, choice in competing resale and new-home markets weighed on prices, with sharper declines in higher-density apartments.
What buyers should compare
A resale home may offer established landscaping, known room sizes and quicker possession. A builder may offer a new layout, warranties or an incentive. Compare the full acquisition cost, upgrades, GST treatment where applicable, completion timing and monthly carrying costs, rather than the headline price alone.
What sellers should compare
Your competitive set may include showhomes and quick-possession inventory as well as traditional resale listings. A property can still sell well when its price, condition and marketing answer the alternatives a buyer is considering. An Airdrie-wide benchmark is a starting point, not a list-price recommendation for one home.
Jot's perspective
I would pay close attention to the gap between a resale asking price and a comparable new-build package. If the new home has meaningful incentives, the resale property needs a clear value case. If the resale home has upgrades, a finished yard and faster move-in, show that value concretely. The right decision depends on the actual properties.
